Automatic Sprinkler System Inspection.

Automatic sprinklers, when properly installed and adequately supplied with water, are the most effective means of protecting property against fire. Although sprinkler systems are very reliable, competent maintenance and close supervision are essential to ensure satisfactory operation. Without well conceived and executed maintenance programs, the best of systems stand a chance of failure through neglect. Regular inspection and maintenance of the sprinkler system are the foundations of a successful fire protection program.

Establishing the program

Top management must take the first step to develop a program, and then monitor those efforts to ensure its success. Management may delegate an individual to be responsible for the implementation of the program. The person assigned to handle this program must have proper training and knowledge of the sprinkler equipment. A good line of communication must be maintained. If lacking its own qualified personnel, an organization may utilize the sprinkler inspection and maintenance services offered by outside sprinkler contractors. Contractors are valued both for the work they perform, and for the valuable instruction they can give employees in the process. Inspection and maintenance services offered by sprinkler contractors normally follow a form that is similar to the one on the back of this page. Quarterly inspection is normal for most systems, although frequency can vary de-pending on system size, loss potential and inspection findings.

Program records

Adequate record keeping is essential to a strong program. Records serve as evidence of the program, provide documentation of necessary corrective actions and provide a follow up method to assure completion. Checklists simplify inspection record keeping. A sample checklist is shown on the back of this page. It should be tailored to suit your individual requirements. A checklist has many advantages but should be used as an aid to the inspection process, not as an end in itself. Instituting corrective action In some instances, conditions will be noted, as a result of the inspection, which will require corrective action. Conditions that cannot be corrected immediately should be conveyed to management in writing. Management should tell the inspectors what actions are planned based on the suggestions. A system of follow up should be devised to assure completion.
